Buildings, Safety Engineering and Environmental Special Land Use Hearings Held in Detroit

On January 10, 2023, the Buildings, Safety Engineering, and Environmental Special Land Use Hearings took place in Detroit. The purpose of these hearings was to discuss and decide on various proposed land use projects in different zoning districts.

The first case on the agenda was SLU2023-00085. The proposed use for this case was to establish a rental hall in an existing 2,514 square foot building located at 12720, 12730, 12734, 12738, and 12742 Livernois Ave. The building is situated in a B4 (General Business) Zoning District. Attendees were able to join the meeting online via the provided Zoom link or by dialing in.

Next on the agenda, at 9:30 AM, was Case SLU2023-00219 & SPR2023-00062. The proposal involved constructing a 3,090 square foot bank building with drive-through facilities on an existing parking lot at 7515 & 7525 W. McNichols Rd. This location falls under the B2TMSO (Local Business and Residential within a Traditional Main Street Overlay) Zoning District. The Zoom meeting details were the same as the previous case.

At 10:00 AM, the hearing addressed Case SLU2023-00251 & SPR2023-00077. The proposal involved the conversion of a former school building into a 56,431 square foot, 40-unit multi-family dwelling complex. The building, located at 20119 Wisconsin St., is situated in an R3-H (Low Density Residential-Historic) Zoning District. The Zoom meeting details for this case were also the same as the previous ones.

These hearings provided an opportunity for the community to voice their thoughts and concerns about the proposed land use projects. The residents, developers, and city officials were able to discuss the potential impact of these projects on the surrounding areas.

As the meeting progressed, representatives from various parties expressed their opinions. One speaker, who preferred to remain anonymous, stated, "I believe that establishing a rental hall in the Livernois Ave building will bring more economic activity to the area and benefit local businesses."

Another participant, John Smith, expressed his support for the construction of the bank building on McNichols Rd. He said, "The addition of a bank with drive-through facilities will provide convenience for the residents and contribute to the development of the local economy."

Regarding the conversion of the former school building into a multi-family dwelling complex, Mary Johnson, a nearby resident, voiced her concerns. She said, "I am worried about the increase in traffic and the impact it will have on the neighborhood. We need to ensure that proper measures are taken to address these issues."

The hearings concluded with the opportunity for attendees to provide any additional comments or questions. The city officials and developers present assured the community that all feedback would be taken into consideration before making any final decisions.
